$1,000 Refundable Fee (Personal Check or Credit Card on line). Priority Position Holder (herein known as "PPH") has tendered funds with Villagio at Sarasota, LLC. (herein referred to as Villa D’Este at Villagio) for A Priority Selection Event that is valid for the Priority Selection Event to be held at the community of Villa D’Este at Villagio on or about February 21, 2004. Villa D’Este at Villagio will place the fee in a segregated account.
There are 320 condos that make up Villa D’Este at Villagio in Sarasota. These condos where build 12 to 18 months ago as apartment. All buildings are made of stucco/wood frame. All have had tenants and are used. All condo documentation is completed. An on site rental management company will be available “Service Management LLC”. Their rates at present are 7% of rental fee and $100/lease fee.

- Individuals put up $1,000 to become a Priority Position Holder (Credit card or personal check). This can be done on-line with credit card.
- Your selection position is based on when you place your Priority Position (First come first serve).
- On February 21st at 9:00 am the #1 Priority Position customer has 5 minutes to select from available units to purchase. If a decision is not made in 5 minutes then customer has 25 minutes to make choice. After 30 minutes if no decision is made then the customer looses right to choose. Contracts for purchase are signed at that point (30 to 60 day closing is usual). 5% due at time of purchase.
- At 9:05 the #2 Priority Position customer has 5 minutes to select from available units to purchase with #3 choosing at 9:10.
